Branded Residences vs. Bespoke Interior Design in Marbella: What You Actually Get
If you've followed Marbella real estate news this year, you've seen the names stacking up: Armani, Dolce & Gabbana, Fendi Casa, Four Seasons. All have branded residence projects moving through construction or planning on the Costa del Sol, joining a coastline that already has more branded homes than any other region in Spain. For a buyer, the branding raises a genuine question — if you can buy a home with a global fashion or hospitality name on the door, why hire an interior designer at all?
The honest answer is that "branded" and "bespoke" solve different problems. Knowing which one you're actually buying matters more than the name on the brochure.
What "Branded" Actually Buys You
A branded residence is, at its core, a developer-led product. The brand licenses its name and design language to the developer, who then builds to a consistent aesthetic and amenity standard across every unit — the same spa, the same concierge desk, the same material palette, whether you're in the three-bedroom apartment or the penthouse.
The current wave on the Costa del Sol illustrates the range well. Armani Residences Marbella, a joint venture between Sierra Blanca Estates and Playa Assets, is bringing 33 duplex homes to Nagüeles on the Golden Mile, with completion set for 2028. Design Hills by Dolce&Gabbana, the brand's first residential project in Europe, spans 92 residences and has already passed €250 million in sales. Four Seasons Marbella is the largest: 486 residences built around a five-star resort on 27 hectares, with first deliveries not expected until closer to 2029.
The model isn't new to the coast, either. EPIC Marbella — furnished by Fendi Casa, the Italian house's first branded residences in Europe — was built on the Golden Mile by Sierra Blanca Estates, the same developer now behind Armani Residences Marbella. It shows the finished version of the idea: a single design language applied consistently across every home, right down to the furniture.
What you're buying in each case is the building, the amenities, and a curated menu of finish options the brand has pre-approved. What you're generally not buying is a home designed around how you specifically live — the layout, the material choices, and the furniture are selected from a catalogue shared with every other owner in the development.
What Bespoke Interior Design Gives You Instead
A fully bespoke project starts from the opposite direction: the space is assessed for how it will actually be used, and every decision — layout, materials, lighting, furniture — is made for one household rather than a whole development.
Our own 645 m² villa project in La Zagaleta is a useful contrast. Nothing about its warm, neutral palette, its bespoke kitchen and bathroom joinery, or its custom-designed storage exists anywhere else — it was built around one family's routines and taste, not a brand's global template. That's the trade a bespoke project makes: more decisions to work through, and a result that can't be replicated by buying the unit next door.
It's also worth noting that owning a branded residence doesn't rule out bespoke work entirely. Most developers allow a degree of personalization within their approved finish package, and it's common for branded-unit owners to bring in an independent studio for furniture, joinery, and details the brand's standard offering doesn't cover — our turnkey interior design cost guide breaks down what that kind of project typically involves.

When Branded Makes Sense, and When Bespoke Wins
Branded residences suit buyers who value a recognizable name for resale and rental appeal, a fixed delivery timeline as part of a packaged product, and the reassurance of amenities managed to a global standard. It's a strong fit for an investment property or a part-time home where consistency matters more than personalization.
Bespoke design suits owners who plan to actually live in the home and want it shaped around them — whether that's a villa in La Zagaleta, an apartment on the Golden Mile, or a property that isn't part of any branded development at all. Our interior design process guide walks through how that kind of project unfolds from first assessment to final installation.
